Our target for single dwelling projects is typically six months. A normal deal will see the investors providing around 25 – 50% of the project costs and taking an equivalent share of the profits available for distribution. With our network of surveyors, builders, professional advisers and an immense knowledge of the regional property market, we can offer a rapid and seamless service, tackling the whole project in a unified way.
The company controls each building project through its carefully selected contractor network, meaning the ongoing costs of any direct labour force don’t force the company to take on projects at the wrong time. Separate teams of established and cost effective builders, who work to an agreed specification at a fixed price with time penalties, are usually contracted on a per-project basis.
Freelands has a supplementary aim to build a long-term investment portfolio by retaining selected properties. The company has strictly adhered to a risk reducing strategy, enabling it to profit from both capital appreciation and an increasing rental income. In this case, the sale price of properties may be adjusted from the company’s share of the profit, ensuring the external investors receive the same returns as if an open market sale had been completed. In these situations, Freelands will usually offer external investors the opportunity to retain a share if they wish.

Let’s not forget however that, whilst we all love to see a property reflecting its full potential, our business model is ultimately decided by numbers. If we calculate a better return for our client’s money through a quick re-sale or limited minor works (e.g. clearing, cleaning & decoration) then that will be the route we’ll follow.
